Application description

Resource consent is sought to establish a 30m by 30m building platform for residential development (dwelling and accessory buildings) within the property. The application is supported by a landscape report.

The subject site is zoned Rural in the Dunedin City District Plan and the property is situated within the Flagstaff –Mt Cargill Landscape Conservation Area (LCA). The proposed building platform is located within the part of the LCA identified as a Visually Prominent Area.

The proposed residential activity is considered to be a non-complying activity pursuant to Rule 6.5.7(i) as the District Plan requires 15.0ha of site area for a residential activity. The proposed building platform will serve as a Landscape Building Platform for the purposes of Rule 14.6.4(a).

The subject site is zoned Rural – Hill Slopes in the Proposed Second Generation Plan, and the property is within the Flagstaff Mt Cargill Significant Natural Landscape. The land use rules for the Rural zones do not yet have legal effect. However, the objectives and policies do have to be considered.
