Application description

Resource consents are sought to establish a new dwelling and associated residential activity at 1069 Highcliff Road, and to authorise the continuation of the existing residential activity at 1075 Highcliff Road, as a separately owned site.  Application is also made to cancel the amalgamation covenant holding the two addresses together.  The amalgamated site is zoned Rural in the operative Dunedin City District Plan.  The majority of the site is located within the Peninsula Coast Outstanding Landscape Area, while the northern portion is located within the Northwest Peninsula Landscape Conservation Area.  At 1069 Highcliff Road cut and fill earthworks of approximately 600m3 to 700m3 in volume and a maximum cut depth of approximately 2.5m are proposed.

The Proposed District Plan was notified on 26 September 2015. No relevant rules were given immediate legal effect pursuant to section 86D RMA. The Proposed Plan rules do not need to be considered alongside the operative Dunedin City District Plan rules.

The application includes an assessment of environmental effects.
