| Application description | Resource consent is sought to subdivide the site into two new Lots. Lot 1 will have frontage to Walton Street and comprise 254m2. New Lot 2 will have frontage to Font Street and comprise 206m2. An existing dwelling will be demolished and a 2-bedroom residential unit will be constructed on each new Lot. Land use consent is also sought for a number of resultant yard breaches. The subject site is zoned Residential 1 in the Dunedin City District Plan. The minimum lot size for residential activity is 500m2 and therefore the proposal is a non-complying activity pursuant to Rule 8.7.6(iii) of the Dunedin City District Plan. The Proposed Second Generation District Plan (“the Proposed Plan”) was notified on 26 September 2015. No relevant rules were given immediate legal effect pursuant to section 86D of the Resource Management Act 1991 at the time of notification. Accordingly, the Proposed Plan rules do not need to be considered alongside the Dunedin City District Plan rules. |
