| Application description | Resource consent is sought to subdivide an 18.49 hectare Rural Zoned site into 3 lots. One lot will contain an existing dwelling with access from Gorman St. The other lots are to have building sites with access from Porterfield St. Land use consent is sought for residential activity on each of the proposed lots. The site is zoned Rural under the Operative Dunedin City District Plan and is located within the North West Peninsula Landscape Conservation Area. Both the subdivision and land use aspects of the proposal are a non-complying activity. The subject site is zoned Rural – Hill Slopes in the Proposed Second Generation District Plan. The site is within the North West Peninsula Significant Natural Landscape: Significant Natural Landscape. These rules need to be considered alongside the Operative Plan rules. The proposed subdivision is a non-complying activity pursuant to Rule 16.7.4.3. The relevant land use rules are not yet in effect. |
