Any proceeds from the sale should be used exclusively for the local creative sector. Specifically, operational funding for Te Whare o Rukutia. This venue was established - in partnership with the DCC - in the wake of the closure of the Fortune to provide additional infrastructure until a permanent professional theatre venue could be built. After successfully obtaining multi-agency funding to establish Te Whare o Rukutia, including a significant grant from the Ministry of Culture and Heritage, not only did the DCC renege on the partnership by not supporting its operational costs they reduced funding for the Dunedin Fringe Arts Trust by declining a City Service Grant obtained in previous years. It would be a tragedy to lose another venue when so much has been invested into it's establishment, and with other venues in the city at serious risk of imminent closure. Anchor funding from local council is essential to unlock additional contestable funding which will otherwise go to other centres.

As someone who is engaged by American travel companies to provide guiding services for American tourists throughout NZ and Australia, I can assure you this won't raise nearly as much money as you would hope and will lessen the overall attractiveness of Dunedin as a destination. You would be better to redirect the current subsidy for the Taieri Gorge Railway into our Museums and Art Gallery.
