    Variation 2 change ID RTZ2
Provision name and number, or address and map layer name Rezoning Rural Residential 2 to GR2 at 87 Selwyn Street, North East Valley
My/our submission seeks the following decision from the Council: Reject the change
    Details
Reasons for these views I am a joint owner of 43 Carr Street which is directly across Lindsay Creek from the eastern end of the proposed rezoned land. The proposed rezoned land consists of 4.9ha, is steeply sloping and it is proposed that it could support up to 50 dwellings. 43 Carr Street is at the foot of the hillside and is on flat land and is in a designated flood hazard area. When there are several continuous days of rainfall, Lindsay Creek becomes very full and can be close to the top of its banks. Under the proposed rezoning, it is extremely probable that due to the intensity of housing on a steep hillside with the aligned increase in sealed surfaces, that run-off into Lindsay Creek will increase substantially. This additional storm-water could overwhelm the capacity of the Lindsay Creek banks and flood the surrounding flat area on Carr Street, including no 43. I am not confident that change F2-2 will provide adequate protection to prevent this flooding. Damage to neighbouring properties from stormwater flow from sealed surfaces is a reality that must be prevented. Therefore I submit that this rezoning be rejected.
