Variation 2 change ID opposed to any density changes Provision name and number, or address and map layer name My/our submission seeks the following decision from the Council: Reject the change Details F3 - Reject change Reasons for these views We would like the Council to NOT!! rezone GF02 from rural to residential 1. Our property backs onto and over looks 201 & 207 Gladstone Road South. We brought our property to live a semi-rural lifestyle. We have a 1/2 acre section that we keep honey bees, chickens and other animals on. The chicken’s and bee hive is located along the boundary fence between our property and 201 Gladstone Road. We are not able to relocate the bee hive or chickens to another location on our property. We access our garage multiple times a day along the boundary between our property and 201 Gladstone Road. We over look this property from our property and spend considerable time every day working or walking along the boundary fence between our property and 201 Gladstone Road. We also have fruit trees, vegetable gardens , green houses which lie along the boundary between our property and 201 Gladstone Road. We have also taken down several trees on that boundary between our property and 201 Gladstone Road as the silver birch trees have been detrimental to the health of our family members. The trees have exacerbated the asthma of members of our family. If the property at 201 and 207 Gladstone Road were to be rezoned and become residential we will lose the privacy we currently have and have lost as a result of removing the Silver Birch trees. We will be forced to replant the trees we have removed at further cost to ourselves. Our current plan for this area is to plant out the area in native bush in order to encourage wildlife to our property. We will instead be looking to replace the trees we have removed with fast growing trees such as gum trees or pines. We currently have Tui's, Bell-birds, Keru pidgeon and Pukeko’s frequenting our property due to the serene surroundings we currently have live in. We believe the wildlife in the area will be greatly affected by make the plots at 201 and 207 Gladstone Road residential and will result in the loss of native and endanged wildlife to the area. A subdivision on 201 & 207 Gladstone Road South , will greatly restrict the habitat of the native birds and creatures in this area. We believe this subdivision will be detrimental to this environment long term. The property at 201 Gladstone Road is often prone to flooding in the winter months. We also believe any subdivision on either property will have a detrimental impact on the value of our property. We live in a 1960’s property with large garden in a semi-rural setting. If a subdivision were to go ahead on either 201 or 207 Gladstone Road then our property will be no longer situated rurally but in an urban area. Our property is older and will be surrounded by all new homes, we will become the ‘poor cousin’s’ in the area and our property will no longer suit the surrounding environment. REJECT THE CHANGE: Devaluation of property we currently live in a semi-rurally area with a rural feel & landscape around us. The proposed adjacent subdivision at 201 & 207 Gladstone Road South will dramatically affect the landscape from rural to an urban landscape. Our property will be out of date with the new landscape and will look out of place. This plan to rezone this area will have a detrimental effect on our quality of life. We brought this property in the semi-rural setting to ‘get away from it all’. We both work in highly stressful and intensive vocations and our property is our sanctuary. This will no longer be the case if we are looking in the kitchen window of several neighbours as we enter our property, daily. AMENITIES: The area is not set up for an influx of 36 houses. The Primary School is at full capacity and has no area for expansion. There is no area for additional classrooms for the school. The current subdivision underway on Cemetery road will take any current spaces available at East Taieri School. There are no local amenities, such as supermarkets to cater to the increased population. East Taieri is not on the Mosgiel or Dunedin City bus route. The infrastructure is not set up for a population increase in the area. The current roading on Gladstone Road is basic and requires upgrading to manage the additional traffic and speed limit needs to be addressed, it is currently a 100 kilometre zone in this area. There will need to be footpaths or car parking at this location of both properties on Gladstone Road. If this rezoning was to go ahead we will require the follow stipulations to be made in order to reduce the impact on us. 1) Boundary fencing to be provided by the Council at NO cost to us. 2) Dust on access ways dampened down during the development. 3) A ‘Clear Zone’ between our boundary fence and the subdivision of a road width apart. 4)Height restrictions on properties, restrictions for single storied properties only. 5) Section sizes not to be any less than 800 square metres. 6)Boundary trees to remain in place between our property and the subdivision and to remain untouched by the developers 7)A 2 lane driveway access to the subdivision and full parking ability within the subdivision. 8) A green zone within the subdivision for native wildlife to live, feed and breed. 9) Consideration to be made for the Flooding and water diversion for these properties that will not impact our property 10) Services for the subdivision such as drainage and electricity to be accessible from our property , to future proof any potential subdivision of our property in years to come. 11) Consideration of noise pollution from the months or years of development these properties will take to build. The nuisance factor for us will be extreme. 12)Compensation for loss of quality of life and the devaluation of our property 13)A covered drainage at the side of Gladstone road.
