Variation 2 change ID Appendix 4 - s32 - rejected site within scope of Variation 2. Provision name and number, or address and map layer name 177 Tomahawk Road My/our submission seeks the following decision from the Council: Multiple submission points/decisions outlined below Details We propose to rezone the site at 177 Tomahawk Road from Rural to Residential zoning in order to allow for higher density residential development. Reasons for these views I have been talking to my brother John and we both agree that we need to put in a proposal to the Dunedin city council regarding zoning changed for the property of 177 tomahawk road from rural to residential, as there is a huge shortage of property and housing in Dunedin at the moment. This piece of land has road and access to it from all angles including Tomahawk Road and Gloucester Street, and would be ideally suited for a housing development. I put in an application about a year ago for zoning change and it was rejected due to only one reason and that was the effect of stormwater drainage and possible pollution of tomahawk lagoon which could be easily be fixed, and looked into by a developer. The lady at the council suggested I put in another application with suggestions on how to deal with the stormwater run off into the tomahawk lagoon. I believe the bottom part of 177 tomahawk road where the lagoon is beside the race track could be set up as a wetland area to deal with the stormwater problem, the race track is low lying and could suit conversion into a wetland. The Council could buy the racetrack area/wetland area off a future property owner in order to have control over the land used as a wetland area, as the racetrack area could not be built on anyway and would be of little value to a developer for residential buildings. The wetland area could benefit the wildlife and become a beautiful scenic reserve. For visitors to Dunedin to visit the wildlife this would also give more road access to another piece of land at 155 tomahawk road for development giving ease of access off Gloucester Street. I believe this will be in the councils best interest to change this to residential as if it is sold and farming is put back in that would lead to more sewage outlay into tomahawk lagoon from cattle sheep etc. I do not believe stormwater off roofs would affect the quality of the water in the lagoon. The Council were planning on rezoning this area approximately 15 years ago (at least) however Dad submitted against this change at the time as he was running horse training.
