    My/our submission seeks the following decision from the Council: Accept the change
    Details
    Reasons for these views 1. The land cannot be put into productive rural use as the area designated for rezoning has a minimal area of high class soil. The new zoning makes for more practical use of the land. 2. The small size of the property and the topography restricts productive rural use and does not lend itself to sustainable management of resources. 3. The land is not part of a major Landscape Conservation Area. 4. The property is not visible from other parts of the city and hence it does not reduce the amenity value. 5. The new zoning makes a much more practical transition between General Residential 1 and Rural Hill slopes zoning. Several dwellings already exist on Rudd Rd in the Landscape Conservation Area and the Rural Hill Zone. 6. The previous zoning was illogical and inconsistent with the zoning of surrounding properties. 7. The 2 GP variation changes allow for future expansion of the city and its population. The new zoning makes for a more integrated approach to the surrounding landscape and aligns with the goals of the revised district plan. Large Lot Residential 1 zoning is a far more productive use of the land area and fits with the city's demand for residential housing. The property is not part of a large Landscape Conservation area and the overall lack of high-class soil lends it more suitable for Large Lot Residential 1 zoning.
