Variation 2 change ID IN13 Provision name and number, or address and map layer name My/our submission seeks the following decision from the Council: Accept the change with amendments outlined below Details IN13 - Accept the change with the Inclusion of 125 Tomahawk Road in the Residential 2 zone change. Reasons for these views I accept the change IN13 under the condition 125 Tomahwak Road is considered in the change of zoning. I feel that 125 Tomahawk Road achieves and is of benefit to the objective of the 2GP variation. The lot sizes of property along the eastern side of tomahawk road from 129 Tomahawk Road to 95 Tomahawk Road predominantly have section sizes of 700m²-800m² and all have suitable characteristics for redevelopement into higher density. These properties reside at the top of the hill and can easily achieve solar gain and are easing shallow sloping sections that are more effectively developed in comparison to the newly proposed properties nominated under proposed variation UN13. In addition these houses have the following attributes; -no flood risks -reside on stable land -there is direct access to transport infrastructure -free space and park recreation land in close proximity -access to infrastructure with a DCC foul sewer running the length of the sections and access to kerb and channel in tomahawk road for storm water. With these points I would like consideration to be made regarding the inclusion of 125 Tomahawk Road into the IN13 2gp variation proposal.
