Reasons for these views We moved to the new subdivision - Grand Vista Estate- purposefully because it was a quiet area surrounded by nature and much native bird life. We paid premium price to choose to live here as it met all our social needs. If this proposal goes ahead we will no longer have the peaceful surroundings and will no longer see the same numbers of native birds in the area. Green Island does not have the infrastructure to support more population as it barely copes with the current population. While the new round-a-bouts have helped with traffic flow in the area, it can still be very congested and adding more traffic is not a solution, it only exacerbates the problem. The local schools are already at capacity. Proposed high density and or social housing right next to a superior sub division such as Grand Vista Estate would be very unfair to the residents who paid premium prices for a peaceful location. You just cannot impose this on us. We bought an already built house but our neighbours who built right next to the new proposed sub division area expressly asked council if this land would be built on and were told emphatically- NO! They would most definitely not have chosen to build where they did had the answer been yes. Where would road access be, what size would sections be? Small sections would mean 2 story housing being built and this will impact neighbouring homes immensely (privacy, sun, outlook) . If you are considering low cost, social housing then council is being extremely unfair and inconsiderate of the local residents who pay extremely high rates to live in this area. The price of our properties will go down. While I understand there is a lack of land close in to Dunedin for building , I do not think council is really thinking about what is best for the city and residents if it goes ahead with the proposed changes. The city needs to have areas that are specifically for higher standard housing that residents such as ourselves are willing to pay to live in. I implore council not to go ahead with the proposed changes and to remain considerate of the Grand Vista Estate residents who support council with our very high rates.
