    My/our submission seeks the following decision from the Council: Reject the change
    Details
    Reasons for these views Background/purchase of section we purchased our section for Stage 8 Grandvista in 2014, building started on our home in early 2017 with completion in September 2017. Covenants were in place at the time of purchase of our section which included the final sitting, location, plans and specification of the homes within the Grandvista subdivision to be approved by the developer of Grandvista, the sections within Stage 8 of the subdivision were priced considerably more than those from the other stages, sometimes up to $50,000 more. Homeowners in our area (particularly Tate Crescent), have purchased these sections for the rural outlook, at the time of purchase the developer (via the real estate agent) gave assurance the land owner will not develop the farmland beyond our rear fence, if this proposal eventuates we will feel considerably let down. The proposed section sizes and 'duplex' style homes proposed we believe will lessen the value of our homes & sections (that we subsequently paid more for). Bird & rural life During the Covid lockdown trees on this farmland behind our section had a substantial increase in birdlife, some that we had never heard (or seen) before, fortunately this has remained, we have been able to enjoy fantails, pigeons and magpies. This proposal will obviously lead to the felling of these trees and undoubtedly impact on this new bird life. Also, we have observed a nesting of sparrows and heard bird song, which has made the whole region feel alive. Line of trees on lower farmland The line of trees on this farmland has also assisted in the reduction of wind flow in our area. We sought expertise from NIWA in relation to the placement/angle of our house - for the sun catchment and blocking winds from the south, building and the removal of these trees will significantly increase the wind flow on all of our homes in this area. Traffic & other amenities There are approximately 170 houses in the Grandvista subdivision, most homes have at least one vehicle, further homes to the area will impact on a significant traffic flow on the Southern Motorway particularly at peak times. There is no bus service within Grandvista Estate (closest bus stop to our home is near North Taieri Road) a good fifteen-minute walk from our home. This service travels around Abbotsford to the City or Brighton. The nearest town service is the #77 bus which comes from Mosgiel, currently this involves walking to Green Island. This proposal indicates the nearest bus stop is four hundred metres from the proposed site, this does not sound like a great distance, but the impracticality of using the bus service often leads people to use their vehicles. As an example, our household – we have different hours of work, my wife is responsible for childcare arrangements (dropping off and picking up children). If the majority or even some of the 49 sections (duplexes) have a similar ‘make-up’ to our household this will have a significant increase in vehicle traffic and impact on the environment and the surrounding rural landscape.
