Variation 2 change ID A3, B1 Provision name and number, or address and map layer name My/our submission seeks the following decision from the Council: Accept the change Details Reasons for these views I am submitting in support of the proposed changes to minimum site size and minimum site area in the general residential 1 area. I am currently developing a block of land in Kenmure Road, This site is of sloping nature and requires significant investment for development in the form of geotech and engineering. I believe this land and other GR1 land would benefit from a smaller required site size and more flexibility in allowing denser development as this land is generally in close proximity to the Dunedin CBD which would allow the compact, character nature of Dunedin city to be maintained and will reduce the environmental effects of greenfield development of sites further afield from the city center. It would also help sites such as the one I am currently developing which are of a more difficult nature to be developed as these changes to density would make such sites become economically viable to develop. I believe these changes will help with Dunedin's housing supply in response to rising demand and will be more applicable to peoples changing needs in accommodation into the future.
