    My/our submission seeks the following decision from the Council: Reject the change

    Reasons for these views (a) The existing roading network is not designed for that many houses (50+) and it is unclear how that is to be resolved. (b) If developed with off-street parking as a requirement it is not clear how vehicles will be catered for. (c) The infrastructure of the area cannot handle an additional (50+) houses. (d) There has not been a geological survey to establish the effect of development on ground stability. There are a number of underground aquifers that come to the surface and run-off from Pine Hill causes major problems at peak times. Earth-works and construction could destabilise the whole area. (e) The development could be a major problem for established native birds (Tui, Bellbirds Kakariki, Wood-pigeons, Eastern-Rosella etc) in the area. (f) It is very unclear how the wastewater detention and stormwater control would work. (g) The enclave, as the City Council often refers to it, is a natural amphitheatre and echo’s and amplifies sound. This is of great concern if 50+ households were added to the enclave.
