    Reasons for these views We oppose the proposed rezone GF02 for 201 & 207 Gladstone Road South from rural to residential 1. We purchased our property to be able to view the Maungatua range (unimpeded) and the semi- rural aspect as well as the tranquility and privacy we afford from our property. With the proposed rezone and possibility of 36 dwellings being built on these 2 properties, we would lose our semi-rural views, privacy and instead would be faced with not only the possibility of looking at roof tops and/or the probability of looking at people in their 1 or 2 storey houses which would greatly impede our views, inversion layers of smoke when people light fires, noise and not seeing or having the wildlife that we currently enjoy. Our solitude and peace and quiet instead would be wrecked. We enjoy being able to come home and go outside onto our section and/or look out our lounge window with our sliding doors open to enjoy hearing the birdlife/wildlife and view the 'old sheds', semi-rural outlook and of course the Maungatua ranges that are an important part of Rodney's heritage (born on the Taieri and the Maungatua's are in his blood and being). As we own our own business; life can be pretty intense/stressful after a day’s busy work and to be able to come home to our sanctuary/happy place and escape from the madness of society and peruse the spectacular and calming views of the semi-rural outlook we have, it would instead be spoilt by urban life. This is not what we purchased the property for and if we wanted to be surrounded by house’s we would have purchased accordingly. The noise/sound/pollution of building over the years, dust, obstruction of our views should this proposal go ahead would be quite detrimental, upsetting, cause health issues and indeed a nuisance factor to not only ourselves but our neighbour's and surrounding neighbourhood. Also, we don't believe that the council have taken into consideration that one of these properties is prone to some flooding, therefore does this mean that the grounds would need to be built up before houses could be built on them and then would we then have a mix of 1 and 2 storied houses which will definitely impede our view. There is further concern that if these houses were to have fires installed there would be more smoke/smog to add to the inversion layer which is already quite bad during winter. The roading on Riccarton Road East is already being damaged with the constant shutting of the motorway because of damage to the middle barrier fence. The traffic gets diverted along Riccarton Road East to Gladstone Road South/Quarry Road at the Z garage intersection going through an industrial area. There is pressure enough here without further vehicles impacting on the road as well. Gladstone Road South roading would also need to be upgraded and restructured. Where also would visitors park for these 36 dwellings? We do not have access to buses at East Taieri and therefore we travel by vehicles or walk/bike. The infrastructure is not set up for an increase in population; i.e. East Taieri School is at full capacity and with the subdivision along Cemetery Road that will push to the school to its limit. There is also the issue of further drainage/sewerage which would need to be completed. We have a dairy on the Main South Road but no other amenities. We have also had Cuddie Close subdivision built recently and have noticed a decrease in the birds that we are lucky enough to enjoy (Pukeko’s, Kereru Pigeon’s, Bell-bird’s and Tui’s) in the surrounds around where we live. With this further proposal of 36 dwellings, this will impact on these beautiful native birds visiting the native’s and trees in the surrounding area. Where do these wildlife go? If the rezoning were to go ahead we would need assurances that the dust on access ways is dampened down during the development, our child suffers from asthma and further dust is going to impact on his health. The access to these properties will hopefully not mean that we will have street lighting or car lights at night shining into/onto our property/lounge which looks out over these proposed properties. The development of these properties will impact our health & wellbeing, as it will take years for everything to be completed. We do not want to move. Please do not rezone GF02 from rural to residential 1.
