    My/our submission seeks the following decision from the Council: Reject the change
    Details LIke a neighbour I am not so much rejecting a change, as looking at the opportunity lost to make more options for residential changes in our area considering the predicted shortfall in housing capacity in Dunedin
    Reasons for these views I think that Council has missed an opportunity to give themselves wider prospects on the Taieri of meeting Dunedin’s anticipated shortfall in housing capacity. No doubt through practical necessity, the decision was made not to undertake a full assessment of sites or a comprehensive review of existing zoning, and consequently some areas that could meet the stated criteria, were overlooked. In particular, I am referring to our 1.2141ha property at 124 Bush Rd, Mosgiel, and the adjacent properties to it to Riccarton Rd. These properties all meet the scoring criteria listed in 20.3 (674) of the s32 report. Specifically: a. There are no significant natural hazards or natural landscapes. b. It is potentially productive land, but it is not being used in a productive manner, nor is it likely to be. It is simply not practical. c. Effectively it is semi-residential as it is: i.. There are no drainage issues if properly planned ii. The the properties are already the on town water supply. iii Connection to the town sewerage has been raised as an issue in the past,and two of the properties have installed consented systems but there are other more effective ways for handling multiple properties. d. The depth of the current properties from the current residential town boundary bordering the north side of Bush Rd to Riccarton Rd to their northern boundaries would allow a planned block development. I would like to request that this area be rezoned to either Low Density Residential Zone, or maybe Large Lot Residential Zone 1, if it were felt desirable to retain an element of rural character as it merges with its rural surroundings. Either of these two options would allow for another 32 to 80 residences, and of course other alternatives could be considered. I would like to ask Council to support my submission, so the City does not lose the potential development of multiple residences, that can be readily connected to the town’s infrastructure.
