    Variation 2 change ID GF03, A3
Provision name and number, or address and map layer name Rezoning from Rural residential 1 to Township and Settlement, site 108
My/our submission seeks the following decision from the Council: Accept the change
Details This property was zoned for Residential Development under the Silver Peaks District Scheme. This was lost under the "Operative" District Plan and subsequent development has been frustrated. Trunk services were developed to the property by the Silver Peaks County Council, some years ago. Developing the property for residential use, will allow the council's infrastructure investment to be efficiently and sustainably utilised. I have reviewed the Section 32 report and Appendix 6.3 in relation to 16 Hare Road. I generally concur with the findings, with the exception of the assertion that the development would create significant issues for Wastewater Supply.
Reasons for these views The property is generally flat to moderately sloping, with good transport connections and a pleasant outlook. The area is increasingly popular; with near-by residential developments demonstrating high levels of demand. The infrastructure in Hare Road was designed to support residential development on my property. The explanation behind the "significant issues" assertion, seems to relate to the gradient of trunk sewers located well beyond my property, that are / will be utilised by existing and proposed residences in the wider area, and don't relate to a issue specific on this site. I commend council for identifying this property as being suitable for much needed residential capacity and fully support the proposed provisions in relation to my property.
