    My/our submission seeks the following decision from the Council: Reject the change
    Details 177 Tomahawk Road is recorded on the Data Map as having been assessed for inclusion in the Residential 1 Zone and rejected (site ID #193). This property has good transport links and is located adjacent to a regular bus route. The area has a high level of residential amenity and is just minutes from the central city. Appendix 4 lists the reason for the rejection of the site as "Stormwater discharge from the site is complex and would likely require discharge into Tomahawk Lagoon. This raises significant water quality issues and acceptability to iwi and would likely mean that discharge consent is challenging to obtain."
    Reasons for these views We are supportive of the notion of the city remaining compact and accessible. We feel that the development of this and adjoining sites is in keeping with this policy; as the site lies between two established suburbs. The locality is popular and has good transport links. The land is of a size and nature that is unsatisfactory for primary production. We support the provision of a minimum site size of 400m² in this zone. Please see the attached document regarding our concerns in regard to stormwater provisions. We believe that relatively straightforward engineering solutions exist for the stormwater issues. Due to the prevalance of residential activity around the periphery of the property and significant areas of favourable terrain, we feel that residential development is viable on the property.
