Provision name and number, or address and map layer name As relate to the above Change IDs and the zoning of 265 Double Hill Rd. My/our submission seeks the following decision from the Council: Accept the change with amendments outlined below Details Accept all of the changes proposed by the following Change ID's: A1, A2, A3, B1, B3, B4, B6, E9. Accept Council's proposal to reject the following Change ID's: A1-Alt1, A2-Alt3. Rezone 265 Double Hill Rd from Coastal Rural to Hill Slope Rural. Reasons for these views I believe that the proposed changes to the minimum size, density and family flats standards will be effective in addressing the projected shortfall in Dunedin's residential development capacity over the short and medium term. Rezoning 265 Double Hill Rd from Coastal Rural to Hill Slope Rural would add an additional two houses to Dunedin’s housing capacity and would enable the submitter’s children to build and live in these houses. The 76 ha site was originally three separate titles, but has since been amalgamated. Consequently, having a total of three houses on it would be a non-complying activity in the Coastal Rural Zone. However, it would be permitted if the site was zoned Hill Slope Rural. The site also aligns more closely with the values of this zone; it is fairly far from the coast and lacks any dramatic coastal landforms, although parts of it have coastal views. This is reflected by the fact that adjacent to the site is a Hill Slope Rural Zone. Rezoning the site would therefore provide a small amount of additional housing capacity without adversely affecting the character and amenity of the surrounding environment.
