Variation 2 change ID A2,A3, B1,B3,B4,B6,E9 IN01-IN13 Provision name and number, or address and map layer name Changes to minimum site size and density standards, Intensification rezoning My/our submission seeks the following decision from the Council: Accept the change Details Counil is to be commended for seeking to provide additional housing capacity in the city. We are suportive of the proposed changes to the minimum site sizes, introduction of the averaging of lot sizes, and the rezoning of portions of the residential area, from GR1 to GR2. Reasons for these views Developing quality residential capacity within the current market is extremly challenging under the current environment. Greater flexibility with regard to lot sizes and other District Plan rules, allows for scarce land to be developed more efficiently and allows for innovation and better outcomes for all parties. Key factors include introducing greater choice, in terms of the dwelling types and features offered; and being able to reach a broader price bracket (including entry level homes).
