    Reasons for these views This may not the what you are asking for but it’s what would make the new houses work. I support zone changes if it means the following will result: Any and all new greenfield site housing developments or ‘villages’ should have these abilities if they want to attract families to live there. *A community served by close to home and regular public transport so that it’s not necessary to own individual cars. Schools and workplaces accessible by bus rather than the car. *Basic essentials such as water, sewerage, power supply and rubbish disposal, should be first-class and self-sustaining. (Solar, wind power, water power, composts onsite, public gardens and roof gardens). Please don’t line the place with bright plastic bins that block the footpath. Could villages be off the grid even? Climate changes must be uppermost in mind. * Good design means architectural planning that includes good quality materials and workmanship designed to the New Zealand Green Building Council (NZGBC) & Passive House Standard with visual aesthetics that make owners proud to live there. * A choice of solo living, family living and/or community living (such as Toiora High Street Co-housing). Private and social housing as homes, but not absentee landlords, please. * Outdoor and indoor sites and buildings should be tailored to the Dunedin climate so sun & wind shelters are a major consideration to circumvent the Antarctic blasts, particularly felt in new high suburbs. * Green Spaces with mature trees, play areas, pedestrian and separate cycle/scooter ways, glass shelters, BBQ places and meeting houses. * Cater for old and young people’s requirements so a ‘natural’ village society is catered for. Cafes, dog walks, hairdressers, bars, recreation parks, local artisan shops and dairies should be part of the original plan, not after-thoughts. * Ultrafast broadband is essential as are ‘plug ins’ in each home for EV’s (electric vehicles.) *Infill suburban homes need to be soundproof in this party town. Please no granny/family/infills/attachments- they will end up as ‘student stuffers’ in this city. Better to get the older heritage houses restored and made into ‘homes’ rather than ‘rooms’ * The main thing is to avoid the cheap housing estates that led to antisocial pockets of society in post-war Europe. They were built quickly & cheaply with no time to evolve- and are still there, 76yrs later. Often treeless slums. It is up to the council planners to ensure these new ‘villages’ are a thing of beauty and joy forever.
